At AGS Ground Solutions, we like to offer more with our Phase 1 Reports.

Our Phase 1 reports include both a Ground Contamination Assessment AND a Ground Stability Assessment as standard. The idea being that we can combine both studies with no extra fee, if we do so at the same time. This saves you significant expense, when compared with two separate reports.

We will always send one of our professionally trained, degree qualified engineers to site to carry out a walkover survey. We do this, because we are able to better understand the site by carrying out a walkover survey, and if we can better understand the site, we can write you a more accurate report, potentially eliminating some risks.

Our fixed fee pricing means that you will receive the same high quality report, wherever you are in the UK*, with no hidden extras.

* – Particularly remote sites might incur a small additional mobilisation fee.

Ground Contamination

A Phase 1 Ground Contamination Report will help you discharge your ground contamination planning condition. Our reports are designed to be submitted to your local authority as part of a planning condition.

A Phase 1 Ground Contamination Report will empower you to make decisions at an early stage of your development. By informing you about contamination risks might be present on the site whilst at the design stage, it may be possible to adapt your design to mitigate those risks, at little or no extra cost.

A Phase 1 Ground Contamination Report can save you thousands of pounds in liability. Under current contaminated land legislation, if your new site is polluted, and the polluter cannot be found, you, as the landowner, will be liable for the clean-up of the land. A Phase 1 Ground Contamination Report will inform you of the history of the site, and any contamination which might exist as a result of those uses. The report might also be used to inform the price you pay for the land!

Additional fees may apply for sites over 1 ha. In size, non-mainland sites, or sites in remote areas.

Doesn’t every Phase 1 recommend additional work?

Our recommendations are based upon what we feel will benefit you.

If we feel that additional work will benefit you, we will outline the reasons why before making the recommendation.

If additional work will not be of benefit, no recommendation will be made.

How does the process work?

Initially, you should contact us to obtain a written quotation.

When you are happy with the quotation, you can return our instruction form and we will do the rest.

We may contact you during the work, to arrange a site visit, or to answer questions about the site.

We may contact you after issuing your report to make sure that you are happy with the report, and that you understand the findings.

What do we need?

In order for us to proceed, we need the following from you:

A completed instruction form. We will send you one of these to fill in.

A plan showing the outline of the area you would like us to examine. An extract from the land registry is normally sufficient.

Any pertinent information – proposals, historical site investigation information etc.

Payment – if you do not have a credit account with us.

What about the cheaper reports?

We spend a little more than some to obtain a better quality of data. By doing this, we can build a clearer picture of the site, and may be able to reduce or eliminate some potential risks. This may avoid the need for a costly site investigation.

Areas where we spend a little more include:

Obtaining a full suite of Ordnance Survey maps at 1:1250, 1:2500, 1:10000 and 1:12560 scales.

Obtaining a full environmental database search, rather than a ‘homebuyer’ report.

Obtaining a full geological database search from a reputable supplier.

A petroleum officer enquiry (if required).

In addition, a degree qualified AGS Ground Solutions engineer will always visit your site – from Cornwall to Caithness – no exceptions! This will enable us to gather the clearest picture of each site, to enable us to provide the you with the most accurate recommendations.
